GHP places an emphasis on suburban communities of the New York tri-state area. Regionally, the partners own and manage buildings in Westchester and Rockland Counties in New York, in Fairfield County in Connecticut and in Bergen County in New Jersey.
GHP Office Realty was founded in November 1999 by its principals Andrew M. Greenspan and James J. Houlihan. They are proud of the full-service, privately funded real estate company they have created over the past 20+ years. With over 60 combined years of experience, the principals of GHP have extensive knowledge of the real estate industry and have made sure to hire highly qualified and well-trained employees. Over the past decade, the younger generation of both families have become heavily involved in the company’s day to day operations.

Andrew is one of the founding partners of GHP Office Realty and manages its daily operations from its headquarters in White Plains. Founded in 1999 GHP Office Realty acquires, renovates, operates and owns primarily multi tenanted suburban commercial properties. GHP has since acquired, financed, leased and managed more than 125 buildings and more than 6,000,000 square feet in 12 different states. Regionally the partners own and manage 30 buildings in Westchester County, Fairfield County, Rockland County, Bergen County and the Bronx.
Prior to Mr. Greenspan’s success at GHP Office, he was an officer at Mack Cali Realty and started his real estate career with the Westchester developer, Robert Martin Company.
Currently he serves on the Board of the Westchester Division of UJA, ArtsWestchester and the March of Dimes. He is a past honoree of UJA and March of Dimes Real Estate Award. He is a member of the President’s Circle at the Sloan School/MIT and is member of the Founders Club at Hamilton College.
James J. Houlihan is a graduate of Manhattan Preparatory School (1970) and of Fordham University School of Business (Gabelli School of Business 1974). Mr. Houlihan represents the fourth of five generations in a family business, Houlihan-Parnes Realtors, LLC, founded in 1891 by his great-grandfather, Daniel Houlihan. Mr. Houlihan is the managing principal of his multi-faceted commercial real estate firm and has managed its daily operations since becoming a partner in 1987.
Mr. Houlihan is an active partner in GHP Office Realty, LLC, an entity involved in the principal acquisition, management, and leasing of office buildings. He is also a partner in Houlihan Parnes Properties, a commercial property management company and HP Capital, a mortgage service company.
Mr. Houlihan is active in the commercial real estate industry throughout the United States with a main emphasis on the tri-state area. Mr. Houlihan has been retained by many leading financial, not-for-profits, educational institutions, and governments as both a consultant and agent to manage, lease, acquire, renovate, and sell real estate. He has been involved in thousands of real estate transactions since the beginning of his career in 1973. As a principal, he owns many properties throughout the continental United States together with his partners.
Michael Cinicolo is responsible for overseeing the operations and construction of GHP’s commercial office properties throughout Westchester County and the tri-state area. Mike brings with him over 20 years of real estate experience. He oversees the daily operations for more than 6 million feet of office, retail and industrial space in the portfolio including Class A Office space, medical office facilities and buildings with Local, State and Federal Tenants. He has supervised and provided oversight for more than $50 million in capital improvement projects and is highly experienced in project management and development.
His responsibilities include the management of physical plants, tenant construction, capital improvement and redevelopment projects. All property managers, office staff and building engineers (35) report to Mike and under his supervision, their efforts ensure the highest level of service to our tenants. Mike is also responsible for developing relationships with building vendors, establishing aggressive and innovative cost effect service contracts throughout the portfolio.
